Again... so is my Corolla. haha. Beeston has said it already needs $200M-$400M in renovations. So maybe they'll be content with patching it up every few years and deferring a complete rebuild, but I expect a new stadium before the 40th anniversary of SkyDome.

It's probably one of the best located stadiums in the entire league - right in the heart of downtown Toronto, walking distance to the biggest transit hub in the entire country, and still tons of parking around. The retractable roof has been very practical over the years, and the renovated 100-level concourse is bright and open. Sightlines are great even up in the 500 level.
I think it's completely fine the way it is for the next 10-20 years at least. Will be even better with the renovations...
That might be a bit of a stretch... City Place and surrounding area has very minimal parking.
Umm... what? There is a tremendous amount of of underground parking within a 5 minute walk, the massive surface lots still around at Front/Spadina, plus tons of more parking space for the downtown core in general within a 10 minute walk (heck the convention centre right next door has parking spaces for several thousand cars). Parking is not an issue.
That being said, considering it is walking distance from union station, all the people stuck living out in the burbs should be taking transit in anyway.

After 5pm during the week there are plenty of parking options for under $15 (ie the surface lots at front/spadina are $10). Weekends are more of course... but then all the other underground lots across the downtown core are empty and have lower rates if you feel like walking.
And FYI those surface lots (particularly the one on the north-east corner of front and spadina) has been zoned for condos for over a decade. Yes one day they will be developed, but not any time soon.

It's very unlikely that Toronto is getting a new baseball stadium before the Dome hist 40 years unless something structurally changes significantly, the NFL comes to town and they start exploring a venue for a large stadium or maybe the Summer Olympics bid is won and they look to tie in building a new stadium within that project.

Not to drag on this debate, however I don't live in the burbs, I live in midtown and a lot of my business is located downtown which is why I find myself down there so often. Anyway, below are the plans for the recent development of the Globe and Mail and surrounding area... It will be a 4 building development with commercial inclusions...
