West Oaks is really dead. But Oviedo on the outside looks like Zombie Apocalypse full on happened with all of the plant overgrowth (at least last time I went to the Winey Wench there).

Lake Nona reminds me the most of where I live now. The only thing that sucks is the floorplan we need is super limited or waaaaay over out budget. You're lucky to get in before the boom.

Luckily, my current employer is allowing me to move and be 100% remote, so me, and wife, will be working from home. Because of that, rush hour traffic isn't a concern.

Winter Garden & Clermont area - This is where the bulk of new development is taking place. You can get a really nice new house for an affordable price. Schools are decent from what I've heard. Scenery is unmatched for anything else in the area, as they have actual hills and land. It's a bit of a drive (especially Clermont) if you have friends in the area and want to meet up during the week, but if not it's great for families. Lots of local stuff to do too (there's a great farm out there that does blueberry and sunflower picking with food trucks and music, etc.
Lake Nona is the other area that's blowing up. Don't know as much about it but they do have some great stuff out there, but I think it's more geared towards singles & couples without kids. I could be way off base there though, lol
Hunter's Creek - you can probably find a good house there, not sure about schools and it's a bit of a drive anywhere.
I recommend staying away from the UCF area in general. Some nice neighborhoods but overcrowded with students and traffic as a result.

I’ll include Ocoee in the mix as it’s currently another up and coming town. The return on my 40 year old fixer upper is ridiculous and that’s without finishing all the work it needs. They’re in the middle of a 5 or 6 phase project to basically turn it into Winter Garden. ATM home prices are still relatively low last I checked. Good schools right near the turnpike and the 408.

I'll check out sugerloaf. i know Clermont is developing vast but how would you say they are equip to handle the growth?
