It wasn't the fact that KJ didnt put a good deal together it was the fact (whether they will admit it or not) that the Maloofs simply could not afford it. They coldnt take another loan for 75 million from the NBA.They would owe more in loans than the team is worth.
And even with a new building it would not help the value of the team significantly because they would not own the building so they could not use that as a selling point IF they decide to sale.
The Maloofs want a sweetheart deal where they are gift wrapped an arena with their name on the lease.

What it boils down to is that the Maloofs are no longer in a good enough financial situation to own an NBA team.

The Maloofs are stuck here. They don't have the money to remodel Arco & I can't see Sac or the NBA working with them again to get a new arena built. They don't have the money to move & Stern has said the majority of the owners won't allow them to move. As long as they can make enough with their TV deal & tickets/food/merchandise we are stuck with them as well.
