But yes i did get the GI (for undergrad). It was used up prior to dental school and it was a whole whopping $12,000 back then. I took out loans for dental school. $155,000. I hear that it now costs about $650,000 to go to dental school! Yikes!!!

For the GI bill back then, I paid $100 per month for 12 months. and received $350 per month for almost 4 years until it was maxed out at $12,000. 10:1 return!

here's the weird thing, i ended up walking on both the tennis team and the basketball team and earned athletic scholarships. And i qualified for and received many other academic scholarships. And that miserable $350 per month from the GI bill??? even back then it was chump change. What i had going for me back then is that i bought a 2 unit in chicago before i left the military and converted the full walk out basement to a 3rd unit and lived in the basement. And the attic space to a massive stuio. I fixed up the other 2 units and rented them out for 900 per month. The studio for $550. and i rented my extra 2 BR's in my basement unit for $325 each BR. So, in 1993, my total rental gross rental income on one biuilding was $3000.00 per month. and my mortgage, taxes, and insurance was about $1000 per month($300 paid down the debt). My net(including paying down the debt was, $2300 per month. Add the $350 from the GI bill and i was clearing 2650/month without working for anyone else!!!!! My scholarships totaled $4-5K per semester which went into my pocket. I was now netting a total of 50K per year and paying taxes on about $5K or less due to real estate improvement write offs. And the building i bought was in a rapidly gentrifying area (wicker park) and given the rental income my building was producing, the building itself (that i bought for $169,000) was now worth about $350,000 (using a typical 10:1 multiplier) and appreciating at a rate of about 10% annually...or an addiciotnal 30K per year!!!!

Needless to say, i quit sports. I gave up on my dreams of "making it." I stopped being a child. And I fell in love with making money. So I quit the teams Which took up waaaaaay too much time and went to work as a bellman/doorman/limo driver for chicago hilton and towers and made about $60K per year in addition to the 30K my first real estate building was netting. $40K of that $60K was cash tips. I used it all to buy more buildings. Rinse and repeat. I DID NOT have to go to dental school to make more money. I would have ended up with the same amount of money i have now if I just stayed the course.

But i felt back then i needed a very high paying job and i wanted to "respect" myself more and do something that my kids could look up to. so i became a doctor. During that time...those 5 years...i lived in st louis and my real estate was neglected. I almost lost 2 massive 12 units that i bought just before dental school. I thought i could "pull it off" living in st louis but it was impossible. I had no idea how much time dental school would require. I struggled mightily. There was no GI Bill. No free anything. The money that my buildings needed to be rehabbed and rented out was used on every day expenses to get through dental school and my recently purchased buildings sat there unoccupied. The profits from My previous buildings was paying for the recent purchases and In almost went belly up. It was very difficult. and very stressful. But the 2 building i bought were massive 12 unit buildings with extra parcels of land in wicker park and would be worth a fortune in the future. I barely managed to keep them, but keep them i did. Real estate sharks were lobbying the local alderman to hit me with all kinds of fees and fines to bury my along the way so the city could take my property and they could then buy my buildings for pennies on the dollar. They would send someone to break windows regularly. dump trash in my yard weekly. etc. It was costing my almost $30K annually just to deal with the malarky and barely hang on. They were pressuring me to sell. 5 years of this crap while i was in dental school and my surgical GPR. I was living off of about $500 per month because the costs were so high. I went from making about $100K(take home) per year between work and real estate from 1993-1997...to living off of $500 per month because i could not work in dental school nor manage my buildings and the new purchases were costly as i describe above. there i was...a poor kid from roseland...with drug addict parents...grew up super poor most of the time...joined the navy(earned peanuts)...but parlayed that into $100K per year by thew time I was 22 years old...and then found myself living off of $500 per months while going to dental school. 5 effing years of that crap!!!!

But those (2) 12 units that i bought in 1995 and 1996? They are worth over $7 million each today. They almost broke me. crushed my spirits. Cost me my marriage cuz no woman in her right mind will stay with a guy making 10K per month and loses it all and has to live off of $500 per month for 5 years. And i dont blame her at all for not sticking it out. it was unfair of me to put her through what i was willing to go through to buy and to keep those buildings. But at the same time...if you aint willing to go through it with me you dont deserve the rewards at the end. She went back to PR and I divorced her. Someone else gets to share those riches with me now...and many other spoils and riches. That was the beginning. That was 20 years ago. I wasn't even a dentist yet. The best was yet to come.


But back to your point...my US NAVY salary in those years was about $18.00 per day (or about $300 every 2 weeks) in year 1. and ended up around $42.00 per day plus some allowances (or about $750 every 2 weeks) in year 4. So the GI bill was nothing more than a salary adjunct.

There was other benefits like namely housing and food which i took advantage of. I left the US Navy with a little over $30k in savings in 4 years. I basically bought basketball shoes every 6 months. and the occasional shorts and sweat shirt. I bought a few pairs of jeans, pants, and shirts in year 4. I bought an FZR600 (great bike)in 91 for $5600 and sold it for $4800 2 years later when i left hawaii. I bought a 1978 fiat spyder(great car) for $500 and gave it away to a friend. In 1990 i bought a ford turbo something or another for $9500. Wrecked it hurricane in Hawaii and insurance paid me $15,000 for same car because stuff is more expensive on the island. To put it mildly, I was thrifty. I still wear $15 shoes when I can find a pair i like. Like i said, i'm just a poor kid from the south side of chicago. living beyond my wildest dreams I had as a child.

Its all because i put in the work. I. did. the. work. And along the way, i learned the lessons in life that wealthy and educated parents teach their children. I had to learn those lessons the hard way. Nobody was their to show me the way. My grand parents did own some real estate...but nothing like what i would buy. they bought 2 and 4 units for $3000. They never bought a 12 unit for $400,000 that needed another $400,000 of improvements with no occupancy. They played it safe. I was a gambler. And by gambling early and often with everything i had every single time, I put myself in must win scenarios. You learn a lot about yourself when losing is not an option. When/if you lose, you lose everything. Millions in equity. And go back to square one with no credit and no income. Just like in sports as a child, Losing was not an option for me.

Now which of you liberal wimps thinks you got what it takes to become a millionaire?

now that is more like it...i will teach you. But I want to get at least one more mentee. So let's see if we can get a second or thrid person interested. its better if we have different age groups from different parts of the world.

This is what i need to know in order to tailor your personalized path to $1,000,000 in equity or cash in ten years or less.

my methods will still work today. but it will take longer...20 years ago i could get you a million in 5 years or less...now it will take about 10. In fact. cities are raising taxes and everyone that was going to buy already bought between 2015-2017. so prices are higher but competition is less.

Nate kill the thread. The season is going on no one gives a F what gtn or sd20 think US politics on an international basketball board. This can be a fun season. This thread kills it, used to support it. Wall jerseys are all over SE Asia. I’m sure potential customers run at the site of our political puppets.

i'm dead serious. i can coach anybody here who has not ruined their credit and is willing to work (a lot) and sacrifice into at least a million in equity in 10 years or less. And where else does this kind of information and life coaching belong if not in a thread where 80% of the posters essentially beg for free stuff via political actions . .free healthcare? free college education? and free whatever else? Why?

At its core...at the heart of any political discussion is a discussion about money and the distribution of money. So I am going to teach young liberals how to make money. To hgave their own. If not in this thread, then where else? Who on earth would prefer to raise taxes on everyone so the poor and working poor can afford things when we can simply teach the poor and working poor how to earn "stuff" for themselves and retain their dignity along their way instead of living off of handouts???? Who??? No one! Thats who. The whole point of "equality" is an equal playing field. free stuff is not equality. its an illusion of equality to pacify the poor. You want an equal playing field? you want to know the secrets that i learned after nearly 30 years of investing and devoloping real estate in the chicago?...... I'll show you.

I'm going to "equal the playing field" in this very thread in our most important market. The real estate market. I can educate to minimize the risks of the unknown in construction. I can teach how to identify a rapidly appreciating market. I can teach assess value so as to indentfy undervalued properties that will yield profitable rental returns as well as appreciation.

Liberal are too weak and too unorganized and too impatient to ever raid and loot the castles anyway...And mainly because their leaders are false profits bought and paid for by the elites so stifle and pacify any kind of revolution. So This thread will serve as my own personal version wealth redistribution. I'll teach you how to make money with your money.

This is what i guarantee. At least 10-20% annual returns on your cash and at least 5% annual appreciation over time. My personal numbers are 35% annual returns on cash and 15% annual appreciation rates over 30 years.

now...i say again...who want to learn?

How is this even remotely true?

The Wizards board is dying because RealGM is dying and because the Wizards generate zero interest since the team is mediocre and has been largely the same roster for the last five years.

This thread is miserable but I don't think it affects the rest of the board. If you don't enjoy the thread, don't come here. (I rarely do myself, and usually only because as a mod and I have to.)

The funny thing is that if anything this thread has increased Wizards board traffic. SD20 and pointgod aren't Wizards fans, and there are probably others I'm forgetting.

i agree with indu that this thread is toxic and the costs outweighs the benefits.

i post bc i remember being young and thinking i had all the answers and some strong voices itt like dobro, sev, and indu making me think more than i would have otherwise and i'm trying in my own little way to pay that forward
