I think if they add enough residential, office, and hotels they'll sustain it. You are right that arena traffic alone may not be enough. I worry that it ends up like Streeterville in Chicago which had a ton of development but no thought to green space or pedestrians. It ended up with a bunch of four lane one ways with cars zipping all over the place. Really kind of a depressing area despite all the new buildings.
