Arena Discussion Thread - New Investors revealed page 5

Post#1 » by paulpressey25 » Fri Jun 20, 2014 8:26 pm

Rich Kirchen with the Business Journal posted this story.

If one you guys can easily post each photo in his slideshow, that would be great.

Parking lot at North Second and West Michigan streets: This site was proposed pre-real-estate-bust by a Chicago developer for mixed-use adjacent to the Shops at Grand Avenue. If the site could be incorporated with Extendicare Inc. property to the east, it would connect with Milwaukee's river walk. Site is adjacent to I-794 on/off ramps.

Lot at Fourth and West Wisconsin Avenue: Real estate attorney Nancy Haggerty likes this site because of its direct impact on West Wisconsin Avenue and its proximity to the Wisconsin Center convention hall.

Wisconsin Center District corridor and possibly MacArthur Square: This stretch along West Kilbourn Avenue is envisioned by some urban planners — and briefly by Milwaukee development commissioner Rocky Marcoux — as offering grand redevelopment opportunities. Would require demolition of Milwaukee Theatre and the Wisconsin Center arena, both of which are strongly opposed by Wisconsin Center District chairman Frank Gimbel.

Property immediately north of the BMO Harris Bradley Center: The Bradley Center Sports and Entertainment Corp. already controls the land and is demolishing a building purchased from Milwaukee Area Technical College. Wisconsin Center District suggests tearing down the BMO Harris Bradley Center and building new arena on this site.

Summerfest/Italian Community Center parking lots: Some Milwaukee architects like the possibilities for an arena that would be active during the fall/winter/spring months when Summerfest is inactive. Potential for creating an entertainment district in 3rd Ward and even redevelopment of old industrial zone to the south across the Milwaukee harbor mouth. Would tie in to the new Lakefront Gateway freeway ramps and redevelopment area.

Park East corridor: Probably the most-discussed potential arena site in recent years. Land has been vacant for a decade and is at the foot of Interstate 43 exits. However, after the new marketing plan for the corridor was unveiled recently, some real estate industry insiders said they would prefer non-arena commercial uses for the Park East properties.

Cool. I had no idea there were as many as six possible sites. I'm still a fan of the Summerfest/Italian Community Center site. But putting it in the Wisconsin Center District corridor and demolishing the Milwaukee Theater and Wisconsin Center would be fun just to see Gimbel's face.

I'm a big fan of this location. Used to work near there and always thought an arena would fit nice, but lot size may be too small.
- good parking already there (but would need more)
- could revitalize Grand Ave
- still close to convention center
- riverwalk right there
- quick freeway access
- pretty good skywalk connection

Just curious, why is it important that the arena be near the convention center? Are there events that make use of both facilities?

It's a draw to lure conventions downtown in case it's so big they have speakers/etc that they may want to use the arena for that use.

Ok. That makes sense. Makes it possible to draw in bigger conventions if both buildings are convenient to each other.

Zoomed in as much as I could so that they would all fit.

To be clear, these are six sites the author of the article sees as the most likely.

I see little reason to consider the convention center when picking a site. There are much better locations.
I'm against picketing but I don't know how to show it.

Put it near Summerfest AND demolish the convention center, just because.
