For example Andrew Wiggins signed a 5 yr 146.5 million extension which is essentially 30 mil per yr or approx 30 percent of the cap. Extensions in the game should be similar to real life so 30 percent of our cap is $300 so extensions should start at that amount annually

Do the extensions only apply to players taken in the 1st or 2nd round of the baf drafts? Say if you sign a player not drafted in the baf draft (rookie or non-rookie,)?

Even so they should be somewhat close these extensions would only be 10 to 15 percent of cap as opposed to 30.
A player like ayton would definately elect for free agency as he would secure 300+ per yr

It is not a realistic option. There is no agent to negotiate this extension. And how do you differentiate from one player to the next? You can't just say all extensions start at 10-15% of the cap for all players. And IRL the extension doesn't begin until after the initial contract is over. In this case, the extension takes the place of the initial contract immediately so the player is getting paid significantly more sooner than they do IRL.

I do agree that the raises should be substantial. Realistic to 2nd deals in the league.
But it all compounds year to year. You will still have to manage your cap and anticipate from year to year and be judicious with handing out extensions.
I'll take the Clips and Hornets as examples since you brought them up. The Clippers will have $60 of cap space going into this offseason. Your draft picks will cost you $37 leaving you with $23 for the rest of your team with zero open roster spots for free agents (if no other moves are made). If you wanted to give last years rookies (SGA/Vanderbilt) a max extension locking them up for the next six years you wouldn't be able to. You could afford one of them but not both. And in order to do that max extension for SGA, for instance, you would raise his salary to $44/year. That extension would put you up against the cap and leave you with only $2 in space. The following year, you have a few large expiring contracts so you would be in a better financial situation which would help you in giving extensions or use it in free agency.
The Hornets will have $218 in space this summer. $116 for draft picks leaves him with $102 in space. To give a max extension to Bamba and JJJ would bring Charlotte down to $31 in space. He also has expiring deals the following offseason so he would be able to use his financial flexibility further.
Either way, extensions will add up and most teams won't be able to give them out freely to everyone. But it will allow teams that handle their financials the option to keep their players longer.
But I am open to other ideas if things need to be tweaked.

And in order to do that max extension for SGA, for instance, you would raise his salary to $44/year. That extension would put you up against the cap and leave you with only $2 in space. The following year, you have a few large expiring contracts so you would be in a better financial situation which would help you in giving extensions or use it in free agency.
The Hornets will have $218 in space this summer. $116 for draft picks leaves him with $102 in space. To give a max extension to Bamba and JJJ would bring Charlotte down to $31 in space. He also has expiring deals the following offseason so he would be able to use his financial flexibility further.
Either way, extensions will add up and most teams won't be able to give them out freely to everyone. But it will allow teams that handle their financials the option to keep their players longer.
But I am open to other ideas if things need to be tweaked.
Once u lay it out like that, teams do have some tough decisions most will likely only be able to afford a 1 year extension
